RAMP (Roof Area Management Program)

Building owners and managers can realize significant savings by initiating and participating in a Roof Area Management Program. Annual tendering of time-tested, competent repair techniques, using contractors who are familiar with repair and maintenance, optimizes the potential for roofing systems to realize their maximum life expectancy with the least number of leaks and associated collateral damage.

ERMC provides the RAMP at a minimal cost to clients.  This service is intended to maximize the longevity of existing roof assemblies and minimize the costs associated with roof maintenance. Comparison of the contractors “RAMP tendered costs” added to ERMC’s consulting fees is often a lower amount than similar scopes of work submitted and priced by the roofing contractor only.

When RAMP tendered projects are managed by ERMC, the consulting fees are typically offset by the savings realized by dealing with consultants rather than directly with a contractor. Furthermore, years of experience in this industry have revealed that maintenance programs driven by contractors often result in higher costs due to non-competitive pricing or contractor designed scopes of work, with inappropriate repair procedures, which an potentially lead to premature roof failure.

The condition letter submitted with the repair specification is also a significant benefit to the owner.  This brief document lists the conditions noted, dates of inspections, and includes a table with a five-year budget projection.  Not only does this letter provide qualitative information regarding the roof deficiencies and quantitative economic information for budget purposes, it also confirms the existence of a comprehensive RAMP and dissuades potential purchasers from trying to lower the property’s list price due to suspected roof deficiencies.

Finally, newer roofs that are still under warranty are prime candidates for a RAMP since annual roof inspections may identify deficiencies covered by warranty.

The rAMP consists of:

  • Complete walkover of roof (typically annually) to identify maintenance and/or replacement requirements.

  • Measure and draw existing roof assembly complete with roof penetration details.

  • Submit a brief report to the client listing deficiencies noted complete with a 5 year repair/replacement forecast including opinions of costs.

  • Prepare scopes of work for repairs.  Identify locations of deficiencies on AutoCAD roof plan(s).

  • Tender scope of work to roofing contractors familiar with maintenance procedures.

  • Prepare Bid Summary of tenders received and issue to Client.

  • Complete inspection after roofing contractor has completed the work.

 
 

Roof Condition Assessments

Roof condition assessment provide an in-depth assessment of roof assembly providing recommendations for overall maintenance, opinion of costs, and forecast of anticipated timeframe for required replacement (if applicable).

  • Inspect roofing.

  • Photograph typical and specific deficiencies.

  • Submit written report describing conditions noted complete with photographs.

  • Make recommendations for maintenance and/or replacement including opinion of costs.

  • Forecast anticipated time frame for required replacement including opinion of costs. 

 
 

Specification Preparation, Tendering & Inspections of Work in Progress

Design low and steep slope roof replacement specifications and complete field reviews during work in progress to provide assurance that all roof assemblies are being constructed to specified requirements and/or ARCA (Alberta Roofing Contractors Association) requirements.

Preparation of comprehensive specifications for roof replacement ensures the design meet the owner’s criteria for performance and budget considerations.  The cost to the owner to have the specifications prepared is, more often that not, offset by the savings resulting from the competitive bidding process where qualified contractors submit tenders for the same scope of work.  A typical roof replacement and inspection includes the following services:

  • Review existing roof assembly and identify roof details.

  • Design and draw new roof details. 

  • Prepare specifications for tender.

  • Tender work and hold site meeting with bidding contractors.

  • Issue addenda as necessary.

  • Receive tenders from Contractors.

  • Prepare Summary of bids received and sent to client. 

  • Once awarded by Client, coordinate start-up meeting with roofing contractor. 

  • Travel to site and perform inspections of work in progress to ensure compliance with the specifications.

  • Prepare and submit field review reports to involved parties (i.e. Contractor, Owner, Prime Consultant, and the ARCA).

  • Third party review of specifications and detail drawings (i.e. architects, contractors, insurance companies, etc).

 

 
 

 Roofing Portfolio Overview

 Clients with larger portfolios have worked with Elements Roof Management to develop spreadsheets which summarize all the pertinent information for both technical and financial planning.  Once the initial walk overs have been completed this document can be generated during winter months as a service to the client.
